About Us

Wellington & Reeves has been part of Albany since 1948. Roy Wellington and Alex Reeves started the business on a handshake and a straightforward approach that still guides us today: know the area, tell people the truth and do the work properly. Since then, we’ve grown alongside Albany, becoming part of the city’s story while continuing to support the people, businesses and community that make it home.

Albany is home to our main office on York Street, with experienced teams across residential and rural sales, property management, and commercial sales and leasing. Our clients receive personal service from a local representative, backed by the knowledge and support of our wider team.

Sales Appraisals

Albany’s median house sale price increased by 25.7% over 2025, making it one of WA’s strongest-performing regional centres, so getting the price right from day one really matters.  Albany has its own unique property market, which doesn’t always follow broader WA trends. Our appraisals draw on recent comparable sales, current buyer demand and the day-to-day local knowledge our team builds by working in the Albany market.

When you sell with Wellington & Reeves, you have a dedicated sales representative backed by our wider team. We provide a thorough, in-person appraisal, a marketing plan shaped around your property and exposure to buyers both locally and further afield, with support right through to settlement.

Rental Appraisals

A reliable rental appraisal considers much more than the number of bedrooms or size of the property. A three-bedroom in Spencer Park rents differently to a similar house in Yakamia and demand shifts with seasonality. University intake, the fishing and tourism season and the flow of workers into the region’s energy and agriculture projects all play a part.

We consider comparable properties currently available, recent leasing results and the enquiries our leasing team receives each day.) Managing a substantial local rent roll also gives our team valuable day-to-day insight into what tenants are looking for and what owners can realistically expect.

Residential Property Management

Property management with Wellington & Reeves comes with a simple promise: no vacancy fees. If your property is empty, we don’t charge you a management fee for it. We think that’s fair and it keeps us focused on finding the right tenant rather than the first tenant.

Owners get PropertyMe portal access for real-time visibility, after-hours support for emergencies, and a team that can organise help when a tenant calls about a hot water system at 9pm on a Sunday.

Good property management starts with protecting the owner’s investment and acting in their best interests. Maintaining a fair and respectful relationship with the tenant is an important part of that, helping to support longer tenancies, better communication and a well-cared-for property.

Commercial Property Management

Commercial property management requires a different set of skills, with more complex leases, maintenance responsibilities and tenant requirements. Our commercial team manages tenant selection, lease negotiations and renewals, rent reviews, maintenance coordination and financial reporting for commercial property owners.

Whether you own a retail shop on York Street, an office or an industrial or storage property, we look after the asset the way we’d want our own looked after, so you get consistent income and a tenant relationship that runs smoothly without needing you on the phone every month.

Find Your Dream Home in Albany

Albany became the site of Western Australia’s first European settlement, and that layered history remains visible throughout the city today. Heritage streetscapes lead towards Princess Royal Harbour, while Mount Clarence and Mount Melville frame the city. Middleton Beach is only minutes from town, with Frenchman Bay and Albany’s wider coastline within easy reach.

That mix shows up in the housing too. Established character homes near town, newer family houses in growth suburbs like Collingwood Park and Centennial Park and acreage on the fringes for those who want a bit more room. Whatever brought you here, a job change, a slower pace or family already in the area, the Wellington & Reeves team would love to help you explore the properties and neighbourhoods that may suit you.

Looking To Rent in Albany?

Albany’s rental market moves fast, particularly for well-presented homes near the town centre, schools and the hospital. Whether you need something close to work or a family home with a bit of land, our leasing team is happy to help you find it.

Commercial Property Sales & Leasing

Albany’s commercial strip runs from York Street retail through to the industrial and marine precincts around the port, with tourism, fishing, agriculture and renewable energy all driving demand for premises. We handle commercial sales, leasing and property management across retail, office, industrial, warehouse, showroom and consulting premises. Our specialist commercial team brings practical local knowledge and experience across property sales, leasing and ongoing management.

Business Sales

Albany continues to grow as the commercial centre of the Great Southern, creating opportunities for established businesses and new ventures while attracting buyers looking to invest in the region.

Our business sales specialists can help from the initial appraisal right through to settlement. We look at the figures and the current market, prepare the information buyers need and advertise through specialist platforms. We also screen enquiries, protect confidential information and handle offers and negotiations on the seller’s behalf.

Albany is the oldest colonial settlement in Western Australia, established in December 1826, more than two years before Perth. That history is still visible everywhere: Patrick Taylor Cottage from 1832, Victorian-era buildings through the town centre, the National Anzac Centre and Museum of the Great Southern down at the harbour.

It’s also a working town, with fishing, agriculture, tourism and the port remaining important parts of the local economy. The wind farm, surrounding national parks and nearby food and wine region are also part of what makes the area distinctive. On weekends, locals can choose from beaches such as Middleton and Misery Beach, which was named Australia’s Best Beach in 2022, or the walking trails around Mount Clarence and Mount Melville.

Albany is large enough to offer the services and opportunities of a regional city, while still being small enough that local knowledge and community connections genuinely matter.

When Wellington & Reeves was established in 1948, the agency was built around honest advice, fair dealing and a genuine desire to help people. Those same principles still guide how we work today. The agency has grown considerably over the years, but we believe that growth has come naturally from staying true to the values it was built on and is also why so many of our clients return to us when they next need help with property.

For us, being a trusted local agency also means contributing to the community we serve. Albany is our home, which is why we continue to sponsor and support more than 25 local sporting clubs, not-for-profit organisations and community initiatives.
